Mold removal in Wellborn, Texas

Most of what we find in Wellborn is in houses under fifteen years old. New construction is not immune to this — it simply fails differently, and usually faster, because a tight house has nowhere to put moisture it cannot get rid of.

Why new houses grow mold

It surprises owners, and the reasons are consistent.

Construction moisture. Framing that was rained on, a slab poured and closed in quickly, and drywall hung before the structure dried. It is not visible at handover and it shows up in the first or second year.

Builder-grade details that fail early. Bath fans ducted into the attic rather than outside, condensate lines run with inadequate fall, no float switch on the drain pan, and insulation blown without soffit baffles. Every one of those is a five-minute correction at the time of building and a remediation two years later.

Warranty timing. Structural and workmanship warranties have limits, and the year in which these problems surface often falls just outside a useful one. Documenting the finding properly matters if you intend to raise it with a builder.

Acreage properties

The other half of the picture. Older houses on land, often with outbuildings, and almost always on septic.

Septic drain fields that saturate after a wet spell and back the system up into the house or surface it in the yard. Category 3 cleanup, covered on sewage cleanup, with the repair being a septic contractor's work.

Well systems. Pressure tanks and pump houses that leak slowly into a closed space, and the growth that follows in an enclosure nobody opens from one year to the next.

Metal shops and barns. Uninsulated metal roofs condense heavily on humid mornings and drip on whatever is stored below. Where such a building has been converted to a shop, an office or a guest space, the moisture problem comes with it.

Distance from a fire hydrant and from us. Response time on a water loss out here is longer than in town, which matters when the window is a day or two. A shutoff valve you know how to find, and a plan for what to do in the first hour, is worth more here than in a city house.

Drainage on a large lot

Rural and semi-rural property has drainage patterns that town lots do not.

Houses sited in a low point collect sheet flow from acres of ground rather than from a small yard. Culverts and roadside ditches block with vegetation and redirect water toward buildings. Long driveways act as channels. And where a pad was built up for a house but the surrounding ground was not graded away, water sits against the foundation after every heavy rain.

Brazos County clay compounds all of it, because it sheds rather than absorbs. Several inches of rain in an afternoon arrives at the building as surface flow within minutes.

Grading, culvert maintenance and downspout extension solve more problems out here than anything we can do inside the house.

Common questions

My house is three years old. How can it have mold?

Tight modern construction dries poorly, oversized air conditioning leaves interior humidity high, and builder-grade details like a bath fan ducted into the attic fail early. New is not the same as immune.

Can I claim this against my builder?

Depends on the warranty terms and the age of the house. Document the finding properly with photographs and moisture readings before you raise it, because that is what the conversation will turn on.

Why is my house cool but clammy?

Usually an oversized system short cycling. It cools quickly and shuts off before it has dehumidified. Measure the relative humidity before spending money on anything else.
