This is the most common form the work takes: drywall that has been wetted from behind, has grown something, and now needs to come out and go back.
The technical part is not difficult. What separates a job that holds from one that comes back is the diagnosis beforehand and the drying in the middle.
Reading the stain
Before anything is opened, the pattern is worth ten minutes of attention.
A round or oval stain on a ceiling with a defined edge usually means a point source directly above or slightly uphill of it — a supply line, an overflowing condensate pan, a toilet on the floor above.
A stain that follows a straight line along a ceiling is usually tracking a joist, a duct run or a pipe. Water travels along framing before it drops, so the entry point can be several feet away.
A stain rising from the baseboard is wicking upward from the floor. On slab-on-grade construction that means either a plumbing leak in or under the slab, water entering at the slab edge from bad grading, or vapor drive through unsealed concrete.
A stain descending from the ceiling line down an exterior wall points to roof, flashing or window head flashing.
Growth in a corner of an exterior wall with no leak is condensation, not intrusion. Cold spot, warm humid interior air, missing or compressed insulation in that bay. Common in closets on exterior walls, behind furniture pushed tight against a wall, and in rooms that get little air movement.
That last one is worth flagging because it is the case where opening the wall reveals no plumbing at all, and where the fix is insulation and air movement rather than a repair.
Confirming with instruments
Pattern reading gets you a hypothesis. Instruments confirm it.
A pinless moisture meter maps wet areas through the surface without damage, which is how the boundary of the affected zone gets established. Pin meters give an actual moisture content reading in wood framing. A thermal camera does not see moisture — it sees temperature difference, and evaporative cooling makes wet material read cooler, which is a useful proxy but not proof on its own.
Where the source is genuinely uncertain, small inspection openings in inconspicuous places cost far less than opening the wrong wall.
What comes out and what stays
Drywall comes out. Paper facing is cellulose, which is food, and growth extends into the gypsum core rather than sitting on the paint. Cleaning colonised drywall does not work.
Insulation comes out wherever it is wet or contaminated. Fibreglass batts hold water against the framing and sheathing, and they cannot be dried in place with any confidence.
Framing stays and is cleaned. Studs, plates, joists and sheathing are semi-porous. HEPA vacuum, then abrasive cleaning or damp wiping depending on how established the growth is. Framing is only replaced where decay has taken its strength, which we check by probing.
Trim and baseboard depend on material. Solid wood usually cleans. MDF and finger-jointed trim swell and delaminate and are replaced.
Cut lines are set at least a foot beyond the last elevated moisture reading, and taken to a framing member so the repair has something to fasten to. Cutting to the edge of the stain is how a patch fails: it leaves colonised material inside the wall behind the new board.
The drying step people skip
Once the wet material is out, the cavity has to be dried before it is closed. This is the step that separates a repair from a repeat.
Air movers positioned to move air across surfaces rather than at them, dehumidification sized to the volume, and daily moisture readings logged until the framing returns to a documented dry standard — usually measured against an unaffected area of the same material in the same building.
It takes days, not hours, and the temptation to close up on day two is where most failures originate.
Containment, even for one wall
Cutting drywall releases a large quantity of spores in a short time. That is true whether the affected area is fifty square feet or five.
So the room gets sealed with sheeting and a zippered entry, an air filtration device holds it under negative pressure and exhausts outside, and supply and return registers in the work area are sealed so the HVAC does not distribute what you have just released into the rest of the house.
Without that, you convert a contained problem in one wall into a distributed problem across the whole house, and the second one is considerably more expensive.
Popcorn ceilings and older Bryan homes
One local caution. Textured ceiling material and some sheet flooring adhesives in houses built before the early 1980s may contain asbestos. Bryan has a good deal of housing from that era, and so do the older parts of College Station near the campus.
Where that material is going to be disturbed, it is tested first. Asbestos abatement is a separately licensed activity in Texas and it is not something to discover halfway through a demolition day. We would rather add a test than assume.
Putting it back
Rebuild happens after clearance testing passes, not before. New drywall, tape, float, texture matched to the surrounding surface, prime and paint.
Texture matching is the part people notice. Orange peel and knockdown finishes are common here and a poorly matched patch reads as a repair forever. It is worth the extra pass.

Common questions
Can you just paint over the stain?
Stain-blocking primer hides discolouration. It does nothing about growth in the gypsum core or the water still arriving. It also makes the next inspection harder to read.
How much wall has to come out?
To a foot past the last elevated moisture reading, and back to a stud. Usually more than the stain suggests and less than people fear.
Do the studs have to be replaced?
Rarely. Framing is cleaned in place. Replacement is for decayed wood that has lost strength, which we test by probing rather than by looking.
There is no plumbing in that wall. How did it get wet?
Condensation on a cold exterior wall, most likely, or water tracking along framing from somewhere else. Both are common and both have different fixes.
Can I dry it out with a fan and skip the demolition?
If the material is wet but has not grown anything and you got to it within a day or two, sometimes. Once growth is established in drywall, drying it leaves the growth in place.
Will the new texture match?
It should, and it is worth insisting on. Ask to see the blend before the primer goes on rather than after the paint.
