Burst pipe water cleanup in College Station

Texas plumbing is built for heat, not for cold. Lines run through vented attics and uninsulated exterior walls because for eleven months of the year that is perfectly sensible, and then one night in January it is not.

A burst supply line is the most abrupt water loss a building experiences. A half-inch line at normal residential pressure moves several hundred gallons an hour, and it does not stop until somebody closes a valve.

The first hour

Before anyone arrives, three things change the outcome more than anything a restoration crew does later.

Close the main shutoff. Usually at the street in a meter box near the property line, or on the exterior wall where the supply enters. Find it now, while nothing is wrong, and make sure the valve turns. A seized main valve during a freeze event is a very common and very expensive discovery.

Kill power to affected areas. If water has reached outlets, light fixtures or the panel, switch off at the breaker. Do not stand in water to do it.

Photograph everything before you move it. Standing water, affected rooms, contents, and the failed pipe itself if it is visible. Adjusters ask for this and it is much easier to take now than to reconstruct later.

Then move what you can lift and call. Do not wait for the insurer to authorise emergency mitigation; every Texas policy obliges you to prevent further damage, and delay makes the loss worse rather than the claim cleaner.

Why it happens here

Central Texas plumbing is designed around a climate that is hot for most of the year. That leads to three habits which are perfectly reasonable locally and become liabilities during a hard freeze.

Lines in vented attics. A ventilated attic in this region tracks the outdoor temperature closely. When outdoor air is in the teens, so is the attic, and so is any uninsulated line running through it.

Lines in exterior walls. Often on the cold side of the insulation rather than the warm side, which is a detail nobody notices until it matters.

Exposed hose bibbs and irrigation. Backflow preventers on irrigation systems and outdoor spigots without frost-proof valves are usually the first things to fail, and the damage from an irrigation manifold can be substantial because it may run unnoticed for hours.

What actually breaks the pipe is worth understanding. It is not the ice expanding against the pipe wall at the freeze point. It is that an ice plug forms and the water between that plug and a closed fixture has nowhere to go; pressure builds in that trapped segment until the pipe splits, often some distance from the frozen section. Then the split does nothing at all until the ice thaws — which is why most of the damage calls in a Texas freeze event come on the day it warms up, not on the coldest night.

Supply failures versus drain failures

Two different problems that get described with the same words.

A supply line carries clean pressurised water. It is Category 1 at the moment of failure and the volume is large because it is pressurised. Materials can usually be dried and saved if the response is quick.

A drain line carries used water. Volume is lower, but the water is Category 2 or 3 depending on what the line serves, and the contamination decides that porous materials come out rather than get dried. See sewage cleanup where a sanitary line is involved.

A third case that catches people: a slab leak, where a supply line under the concrete fails. The signs are a hot spot on the floor, a running water sound with everything closed, an unexplained water bill, or damp flooring with no visible source. These require leak location before repair, and repair means either breaking the slab or rerouting the line overhead.

What the cleanup involves

Extraction first, and as much as possible mechanically. Then moisture mapping to find where the water went, which after a pressurised failure is nearly always into more rooms than the visible damage suggests, because volume forces water under walls and along the slab.

Wet insulation and carpet pad come out. Drywall is cut where saturated, and where it can be saved, cavities are dried through access holes behind the baseboard so the finished wall is not disturbed.

Then drying to documented readings, as described on water damage restoration, with logs kept for the claim.

Ceilings after an attic line fails

This is the most common configuration in this area and it has a specific hazard.

An attic supply line dumps into the ceiling below. The drywall holds the weight for a while, sagging and bulging, and then it comes down all at once — several hundred pounds of saturated gypsum and wet blown insulation.

Do not walk under a bulging ceiling. It is relieved deliberately, from the side, with the water directed into containment. Blown insulation that has been soaked is removed entirely, because it clumps, loses R-value permanently, and holds moisture against the ceiling framing.

The one thing insurers ask

Freeze claims in Texas turn on a single question: was reasonable care taken to maintain heat and protect the plumbing. A house left unheated and unattended during a freeze can see a claim reduced or denied.

Document that the heat was on. Thermostat records, utility usage, a neighbour who checked the house. It is a small thing and it decides large claims.
