Newer College Station subdivisions are almost all slab-on-grade, so crawl space calls come disproportionately from the older parts of Bryan, from the historic district and the neighborhoods around downtown, and from rural properties out toward Kurten, Wixon Valley and Millican.
The complaint is usually one of three things: a musty smell that comes up through the floor, floors that feel soft in places, or something a home inspector wrote during a sale.
Why vented crawl spaces fail in this climate
The theory behind foundation vents was that outdoor air would carry moisture away. It works in a dry climate. In the Brazos Valley it does the reverse for most of the year.
The physics is straightforward. Summer air here is warm and carries a great deal of moisture. The ground under a house stays cool. When that warm humid air enters through the vents and touches cool floor joists, subfloor and ductwork, it cools below its dew point and condenses. The vents are not drying the crawl space; they are delivering water to it, every day, all summer.
The result is wood that sits above 20% moisture content for months. Twenty percent is roughly the threshold where fungal growth becomes possible on wood, and where wood-destroying fungi become a structural concern rather than a cosmetic one.
What we find under these houses
Bare soil. No vapor retarder at all, or a torn sheet of plastic laid down decades ago and long since displaced. Bare earth in a crawl space releases a remarkable amount of water vapor continuously.
Standing water. From poor site drainage, downspouts discharging at the foundation, or a plumbing leak nobody knew about. Clay soils in this area hold water rather than draining it.
Duct systems in the crawl. Cold supply air in ducts surrounded by humid air, sweating on the outside of the jacket. Disconnected boots dumping conditioned air under the house, which feels like it should help and does not.
Insulation falling out of the joist bays. Faced batts installed with the paper facing the wrong way trap moisture against the subfloor. Once wet, the batts sag, lose contact, and hold water against the wood.
Growth on joists and subfloor. Usually white, grey or greenish rather than black. Species matter less than extent and moisture content.
Telling mold apart from wood rot
This distinction changes the cost of the job substantially, so it is worth doing properly.
Surface mold sits on the wood. It affects appearance and air quality, it cleans off, and the lumber underneath retains its strength.
Wood-decay fungi eat the wood itself. The material becomes soft, crumbles under a probe, may show cubical cracking, and has lost load-bearing capacity. That is a structural repair, not a cleaning job, and it means sistering or replacing joists and sometimes beams.
We probe rather than guess. A screwdriver and a moisture meter answer this question in a few minutes, and the answer determines whether you are buying remediation or carpentry.
The remediation sequence
Order matters here more than in most work, because a crawl space that is not dried first will simply regrow.
- Stop the water. Plumbing leaks repaired, downspouts extended away from the foundation, grade corrected where it slopes toward the house, and a sump installed where groundwater genuinely intrudes.
- Remove what cannot be cleaned. Wet insulation, contaminated debris, old torn plastic, and any construction scrap left under there in 1965.
- Clean the wood. HEPA vacuuming followed by abrasive cleaning on the joists and subfloor. Soda or dry ice blasting works well on rough framing in a confined space and does not require rinsing.
- Dry it. Dehumidification and air movement until the wood is documented back under 16% moisture content. This takes days, not hours.
- Seal it. A reinforced vapor barrier over the soil, run up the piers and stem walls and mechanically fastened, with seams overlapped and taped.
- Control it permanently. Either full encapsulation with the vents closed and a dedicated crawl space dehumidifier, or a conditioned crawl approach that supplies a small amount of air from the HVAC system.
Encapsulation, and whether it is worth it
Encapsulation means closing the vents, sealing the perimeter, covering the ground and walls with a heavy liner, and controlling humidity mechanically instead of hoping outdoor air does it.
In this climate it works, and the reason is simply that it stops the daily delivery of humid air to cool surfaces. It also usually improves comfort upstairs, because a large part of the air in a house with a crawl space comes up from the crawl space whether you want it to or not.
The honest caveats: it costs considerably more than a vapor barrier alone, the dehumidifier needs a condensate drain and power and will need servicing, and it is not a fix for a crawl space with an active water intrusion problem. Water first, encapsulation second.
Where budget is limited, a properly installed ground vapor barrier plus drainage correction delivers most of the benefit for a fraction of the cost. We will say so rather than quote encapsulation by default.
Termites, while we are down there
Worth a mention because the two travel together. Damp crawl spaces are attractive to subterranean termites, which are active across Brazos County, and the conditions that grow mold are the conditions that invite them. If we find mud tubes on piers or stem walls, we will tell you, and that is a licensed pest control matter rather than ours.

Common questions
Should I open or close my foundation vents?
In this climate, closing them and controlling humidity mechanically is the better answer. Open vents in a Texas summer import moisture rather than removing it.
Is the smell in my house coming from down there?
Often, yes. A meaningful share of the air in the living space of a pier and beam house originates in the crawl space, carried up by the stack effect. Fixing the crawl frequently fixes the smell.
How do I know if my joists are structurally damaged?
Probe them. Sound wood resists a screwdriver; decayed wood takes it easily and crumbles. We check this on every crawl space job because it changes the scope completely.
Can I just lay plastic down myself?
You can, and it will help. The difference between a sheet of plastic and a proper barrier is the overlap, the seam sealing, the run up the piers and walls, and whether the water source was addressed first.
Does encapsulation stop mold permanently?
It removes the humidity mechanism, which is what drives it. It does not protect you against a new plumbing leak or a drainage failure, so the annual look under the house is still worth doing.
How long does the work take?
Typically three to five days for cleaning and drying, and a further one to two for a full encapsulation. Access and headroom drive the schedule more than square footage does.
