Commercial work in Bryan-College Station covers a wide range: office suites, retail on Texas Avenue and University Drive, medical and dental practices, churches, schools, warehouses out toward the industrial park, and the large amount of property owned by institutions and investors rather than occupiers.
What they share is that somebody is losing money for every day the space is unusable, and that the building's air handling is complex enough to distribute a problem across a whole floor.
What drives a commercial scope
The HVAC system. The single biggest difference from residential. A rooftop package unit or a central air handler serving multiple tenant spaces will move spores across the entire zone if it is running during demolition. Isolation and sequencing of the mechanical system is planned before any containment goes up.
Building materials. Suspended ceiling tile, gypsum board partitions, glued-down carpet, and interior duct liner all behave differently from residential materials. Ceiling tile is porous, cheap and replaced rather than cleaned. Interior fibreglass duct liner cannot be cleaned and comes out.
Flat roofs. Common on commercial buildings here and a frequent source. Ponding after heavy rain, failed membrane seams, and penetrations around mechanical curbs. The leak enters at one point and shows up across a wide area of ceiling tile.
Occupancy. Whether people are in the building during the work, and whether they can be moved.
Regulatory exposure. Health care, food service, childcare and educational settings each carry obligations beyond the building code.
Working around an operating business
Few tenants can hand over the whole space. Most jobs get phased.
Zoning. The building is divided and work proceeds a zone at a time, with hard containment — framed and sheeted, not just taped plastic — where the work runs alongside occupied space for more than a day or two.
Negative pressure, verified. HEPA filtration exhausting outside and manometers confirming the differential is being held. On a commercial job that reading gets logged, because "the containment was under negative pressure" is a claim that should be evidenced.
Out of hours. Nights and weekends are normal on this work. It costs more per hour and less overall than closing the business.
Entrances and egress. Containment cannot block a required exit, and that constraint frequently shapes the phasing more than anything else.
Communication. Employees and tenants who have not been told what is happening assume the worst. A short written notice explaining scope, timeline and why the plastic is there prevents most of it.
The mechanical system
Worth a section of its own, because it is where commercial jobs succeed or fail.
Before demolition the affected zone is isolated: dampers closed, supply and return sealed within the containment, and where the unit serves other zones, its operation sequenced so it is not pulling from the work area.

And the underlying condition gets addressed, because in commercial buildings it is usually the same story: a system that is oversized, short cycling, and leaving the space cool but humid. Where interior relative humidity sits above 60% across a floor, the growth is a symptom of the mechanical design and cleaning it will not hold.
Documentation, which is the actual deliverable
On a commercial job the paperwork matters as much as the work, because more parties rely on it.
Owners need it for the insurer and for the asset file. Tenants need it to satisfy employees and their own customers. Lenders and buyers ask for it in due diligence. Where there is a dispute between landlord and tenant about cause and responsibility, it is the entire evidence base.

Business interruption
Commercial policies frequently include business interruption cover, and it usually requires the underlying loss to be covered and properly documented.
Two things follow. Start documenting immediately, including the date the condition was discovered and what was done in response, because delay in mitigation is the most common reason for a reduced settlement. And get the scope defined properly before work starts, because a claim built on an assessment is settled far more easily than one built on invoices.
Mold coverage in commercial policies is often limited or endorsed separately, in the same way as residential. It is worth reading before you need it rather than after.
Sectors with extra requirements
Health care and dental. Infection control risk assessment, controlled access, and containment standards above ordinary commercial work.
Food service. See restaurant and commercial kitchen mold. Health department involvement is likely and the timeline is not entirely yours.
Schools and childcare. Work is scheduled around occupancy, which usually means holidays, and communication with parents is part of the job whether anyone planned for it or not.
Multi-tenant buildings. Notification obligations to other tenants, and a real question about who pays that should be settled before mobilisation rather than after.

Can you work while we stay open?
Usually, in phases and often out of hours. It costs more per square foot than an empty building and considerably less than closing.
How long will it take?
Driven by phasing and access more than by area. A single tenant suite is typically a week including clearance; a phased job across a floor runs longer by design.
Do we have to tell our tenants or staff?
Practically, yes, and it goes better when you do it first and plainly. Legally it depends on your leases and your sector.
Who pays in a landlord and tenant situation?
The lease decides, and the assessment establishes cause. Settle it before mobilisation; arguing about it mid-job stops the work.
Will our HVAC have to be replaced?
Not usually. Coils, pans and contaminated duct liner are addressed. Where the system is oversized and leaving the building humid, that is a design issue and we will say so.
Is clearance testing required?
On licensed work the protocol specifies it, and on commercial property you want it regardless. It is the document everyone else will ask you for.
