Ceiling leak and roof water damage in College Station

A brown ring on the ceiling is the end of the story, not the beginning. Water enters somewhere, travels along framing or ductwork, and drops at the first place gravity beats surface tension — which is rarely underneath where it got in.

Ceiling stains are the single most common thing people call about, and they split into two very different causes with very different fixes. Getting the diagnosis right first saves opening the wrong part of the roof.

Air conditioning, or the roof

In this area, more ceiling stains come from air conditioning than from roofs. It surprises people.

Signs it is the AC

Causes: a blocked primary condensate line, a rusted or cracked pan, a failed pan float switch, or duct sweating where insulation has failed. All covered in more depth on HVAC and duct mold.

The reason these become mold jobs so often is that they wet continuously. A roof leak wets during rain and then dries. A condensate leak wets every day the system runs, which here means most of the year.

Signs it is the roof

Common failures locally: cracked rubber plumbing vent boots, which degrade in this UV exposure in well under their nominal life; failed step flashing at wall junctions; valley debris holding water; and shingle damage from hail that is not obvious from the ground.

The other possibilities

A bathroom on the floor above — shower pan, tub drain or toilet flange, covered on bathroom mold. A supply line running through the attic or the floor structure. And condensation on cold ducts or on the underside of the deck, which is a ventilation problem rather than a leak at all.

Why the stain is not under the source

Water landing on the top of a ceiling does not fall straight down. It runs along the top of the drywall, along a joist, along the outside of a duct, or down a wire until something interrupts it: a light fixture box, a seam in the board, a change in slope.

That is where it drops, and that is where you see the stain. It can be ten or fifteen feet from where the water actually entered.

Which is why the investigation happens in the attic with a light and a moisture meter, following the wet trail back, rather than by cutting a hole under the stain and hoping.

When the ceiling is a safety problem

Take this one seriously.

Saturated drywall is heavy, and wet blown-in insulation sitting on top of it is heavier. A ceiling holding water sags, then bulges, then fails all at once. Textured ceilings hide the sag until quite late.

If a ceiling is bulging, sagging, or showing a spreading damp area, keep people out from underneath. It gets relieved deliberately — a controlled opening at the low point from the side, with the water directed into containment — not left to come down on its own schedule.

What the repair involves

Find and stop the source. Nothing else happens until this is done. A ceiling repaired under an active leak stains again within weeks.

Open and inspect. The affected drywall comes out past the wet boundary. Insulation above it is removed where wet — soaked blown insulation clumps, loses its R-value permanently and holds water against the framing.

Check the framing. Joists and truss chords probed for decay where wetting has been long term.

Dry the cavity. Documented readings before closing, with the attic side included.

Assess for mold. A stain that has been there for months has almost certainly grown something on the back of the board and possibly on the framing. Where the area exceeds 25 contiguous square feet, Texas licensing applies, and we will tell you which side of that line it falls on before starting.

Rebuild and match. New board, tape, float, and a texture match. On a ceiling this is more visible than on a wall, and a poorly blended patch is permanent.

The stain that keeps coming back through the paint

A recurring question, and the answer is a small piece of chemistry.

Water carries tannins and dissolved salts out of the drywall paper and deposits them at the surface as it evaporates. Latex primer is water-based, so it re-dissolves those compounds and they bleed straight back through the new paint, sometimes within days.

A shellac-based or oil-based stain-blocking primer seals them. That is the correct product for the job, and it is why a ceiling patch painted with ordinary primer stains again.

None of which matters if the leak is still running. Blocking a stain over an active leak is decoration, not repair.

Common questions

My ceiling stains only in summer with no rain. Why?

Air conditioning. Condensate drain, drain pan, or a sweating duct. It is the most common ceiling leak in this climate and the one most often misdiagnosed as a roof.

Can I just paint over it?

Only after the source is fixed, and only with a shellac or oil-based stain-blocking primer. Latex primer lets the stain bleed back through.

How much ceiling has to come out?

Past the wet boundary as measured, not the visible stain. Usually a larger area than expected, because water spreads along the top of the board.

Is a bulging ceiling dangerous?

Yes. Wet drywall plus wet insulation is a great deal of weight and it fails suddenly. Stay out from under it and have it relieved deliberately.

Does the insulation have to be replaced?

Where it got wet, yes. Soaked blown insulation compacts, does not recover its R-value, and keeps the framing damp.

Is there mold above my ceiling?

If the stain has been there for weeks or months, very likely on the back of the board and possibly on the framing. It is worth looking before you patch, not after.
