We work across the whole of Bryan, from the historic neighbourhoods around downtown out to the newer subdivisions on the north and west sides. What we find changes noticeably depending on which part of the city we are in.
The older core, and what pier and beam means
The housing around downtown Bryan and through the historic district is the oldest substantial stock in Brazos County. A great deal of it is bungalow-era, built on pier and beam foundations with vented crawl spaces, wood siding and original single-pane windows behind whatever has been added since.
Three consequences for us.
The crawl space is usually the story. Vented crawl spaces were designed for a drier climate than this one. Warm humid summer air enters through the foundation vents, touches cool joists and subfloor, and condenses. That is a daily delivery of water to the underside of the house for most of the year. The floor system carries the smell upstairs. Air moves from the crawl space into the living space through the stack effect, so a musty house with no visible growth very often has its source under the floor rather than in a wall.
Materials that predate current practice. Textured ceiling material and some floor adhesives in houses from before the early 1980s may contain asbestos. Where we expect to disturb them, they get tested first, because abatement is separately licensed in Texas and is not something to discover mid-demolition.
The newer north and west sides
Development out toward Villa Maria Road, the Traditions area and the newer subdivisions west of town is almost entirely slab-on-grade, built to modern envelope standards with central air.
Different housing, different failures.
Air conditioning condensate. The dominant cause in slab-built housing here. Attic air handlers with blocked primary drains, rusted pans, or no working float switch, producing a stained ceiling before anyone notices. Covered on HVAC and duct mold.
Slab edge moisture. Where the grade falls toward the house rather than away, or where a flowerbed has been built up against the foundation, water sits at the slab edge and moves into the bottom plate. The tell is growth rising from the baseboard rather than descending from the ceiling.
Attic ventilation. Insulation blown in without baffles blocks the soffit intake, and bath fans that terminate in the attic instead of outside. Both produce growth on the underside of the roof deck, usually worst on the north slope. See attic mold removal.
The soil, which affects both
Brazos County soils include a good deal of expansive clay. It swells when wet and shrinks when dry, and the seasonal cycle here is pronounced — long dry stretches then several inches of rain in an afternoon.
That movement does two things that matter to us. It cracks slabs and stresses plumbing, which is a common origin of slab leaks. And it shifts the older clay and cast iron sewer laterals under the historic neighbourhoods, offsetting joints and producing the recurring backups behind a good share of our sewage cleanup calls.
Clay also sheds water rather than absorbing it, which is why heavy rain here produces fast surface flow and why properties near Carter Creek and the drainage channels see water arrive quickly.
Rental property in Bryan
A substantial part of the housing here is rented, some of it to Texas A&M and Blinn College students and much of it to families and long-term tenants.
The pattern we see is straightforward: problems get reported later in rented property than in owner-occupied property, and later reporting means a larger job. A slow leak under a sink that a homeowner would notice in a week can run a full lease term in a rental.

Commercial work
Downtown Bryan's older commercial buildings bring their own version of this. Masonry walls with limited or no cavity, flat and low-slope roofs that pond after heavy rain, and interiors that have been fitted out several times over the decades with layers of finish over original fabric.
Growth in these buildings is often behind a later partition rather than on the original wall, and the investigation is about working out which layer the water is sitting in.

Common questions
My house is on pier and beam. Where should I look first?
Under it. Bare soil, standing water, sagging insulation and dark joists near the perimeter. Most of what causes a musty older Bryan house is in the crawl space.
My newer house on a slab keeps staining the ceiling.
Almost certainly the air conditioning rather than the roof, particularly if it happens in summer with no rain. Check the condensate line and the drain pan first.
Do you cover both Bryan and College Station?
Both, and the surrounding Brazos Valley. There is no difference in response time between the two cities.
My house is from the 1950s. Is asbestos a concern?
Possibly, in textured ceilings and some floor adhesives. Where we expect to disturb those materials we test first rather than assume.
Is my sewer backup going to keep happening?
If the lateral has offset at a joint from soil movement, yes, until the line is repaired. Clearing it treats the symptom.
