Water damage restoration in College Station

Whether a water loss becomes a mold job is decided in the first two days. After that the question stops being how fast you can dry it and starts being how much has to come out.

Water damage and mold are the same problem at different points in time. Everything on this page exists to stop the first from becoming the second.

The window

Fungal growth on a wet cellulose material — drywall paper, wood, carpet backing, cardboard — can establish within roughly 24 to 48 hours under normal indoor temperatures. In a Central Texas summer, with the ambient conditions we have here, it is at the fast end of that range.

That is the whole reason for emergency response. Not because water is dramatic, but because the material either dries inside that window or it becomes a remediation project with containment, licensing and clearance attached.

Categories of water

The industry classifies water losses by contamination, and it determines what can be saved.

Category 1 — clean. From a sanitary source: a supply line, a water heater, a burst pipe, an overflowing sink with no contaminants. Most materials can be dried in place.

Category 2 — grey. Significantly contaminated. Dishwasher and washing machine discharge, toilet overflow with urine only, aquarium water. Porous materials such as carpet pad and insulation generally come out.

Category 3 — black. Grossly contaminated. Sewage, rising floodwater from outside, water from a river or creek. Porous materials are removed and the area is treated as a biohazard. See sewage cleanup.

The important part: category degrades with time. Clean water sitting in a warm building for three days is no longer clean water. A loss that would have been a straightforward dry-out on day one becomes a demolition on day four, and that progression is the single biggest driver of cost.

Classes of loss

Separately, losses are classed by how much material is wet and how hard it will be to dry — from a small area with minimal absorption at one end, to saturated low-evaporation materials such as hardwood, plaster and concrete at the other.

The class determines the drying equipment: how many air movers, how much dehumidification capacity, and whether specialty systems such as floor drying mats or injection drying for wall cavities are needed.

What we do on arrival

Stop it and make it safe

Water off at the source. Electrical hazards identified, and circuits isolated where water has reached outlets, panels or fixtures. Ceilings that are holding water get controlled relief rather than being left to fall.

Extract

Standing water removed with truck-mounted or portable extraction. Weighted extraction over carpet pulls a great deal more water out of the pad than surface passes do, and every gallon extracted mechanically is a gallon that does not have to be evaporated and dehumidified.

Inspect and map

Moisture meters and thermal imaging establish how far the water actually travelled. It is almost always further than the visible wet area, because water moves along the path of least resistance: under baseboards, along the bottom plate, into adjacent rooms, down through the floor structure.

Documenting this at the start is also what supports the insurance claim later.

Remove what cannot be dried

Carpet pad in anything above Category 1. Wet fibreglass insulation. Drywall where saturation is high or the water was contaminated. Where drywall can be saved, small holes behind the baseboard let air into the cavity without removing the board.

Dry to a standard, not to a schedule

Air movers positioned to sweep surfaces, dehumidifiers sized to the affected volume, and daily readings logged for every affected material against an unaffected reference in the same building.

Equipment stays until the numbers say dry. Not three days because three days is typical.

The equipment, and why it is chosen

Refrigerant dehumidifiers cool air below its dew point to condense water out. Effective and efficient in the warm conditions that prevail here for most of the year.

Desiccant dehumidifiers use a moisture-absorbing wheel and work at low temperature and low humidity where refrigerants lose efficiency. They come out for hardwood floors, plaster, and any job that has to be driven to a very low humidity.

Air movers do not dry anything themselves. They break the saturated boundary layer sitting on a wet surface so that evaporation can continue. Aimed at a surface rather than across it, they are much less effective, which is why placement is a skill rather than a formality.

Injection drying forces air into wall cavities through small holes, drying behind cabinets and tiled surfaces without demolition.

Floor drying mats pull moisture up through hardwood, which frequently saves a floor that would otherwise be replaced.

Local causes we see most

Winter freeze events. Central Texas plumbing is often run through unconditioned attic space and exterior walls with minimal insulation, because for most of the year it does not need to be. Air conditioning condensate. Slow, continuous, and often discovered only when the ceiling stains. The most common cause of a water loss that has already become a mold job by the time anyone calls.

Water heaters. Tanks fail at the bottom and release their full volume, usually in a garage or an interior closet where the drain pan is missing or not plumbed anywhere.

Insurance, realistically

Most Texas homeowner policies cover sudden and accidental water discharge. Most exclude long-term seepage, and most limit or exclude mold coverage separately from water coverage.

That distinction is why we document the source and the timeline from the first visit. A burst pipe is a covered event; the same pipe weeping for eight months usually is not. The evidence for which one you had is gathered on day one, not when the adjuster arrives.

How fast do you need to get here?

Same day, ideally within a few hours. The 24 to 48 hour window before growth establishes is the whole game.

Can my hardwood floor be saved?

Often, with floor drying mats and desiccant dehumidification, if we start early. Cupped boards frequently flatten as they dry. Once the finish has crowned or the boards have delaminated, replacement is the honest answer.

Do you have to remove the drywall?

Not always. Clean water caught early can often be dried in place through small access holes. Contaminated water, or saturation that has sat for days, means removal.

How long does drying take?

Typically three to five days, driven by material and how much water there was. Equipment leaves when the readings say dry, and we will show you the log.

Will my insurance cover it?

Sudden discharge is usually covered; gradual leaks usually are not; mold is frequently limited separately. What we document on the first visit is what the answer turns on.

Is it already a mold problem?
