Attic mold removal in College Station

Attic mold is nearly always a ventilation problem wearing a mold costume. Fix the airflow and the humidity source and the growth cannot come back; clean it without fixing them and you will be back up there in two years.

Most people find attic mold by accident. A roofer mentions it, a home inspector photographs it during a sale, or somebody goes up for Christmas decorations and notices the underside of the roof deck has gone grey and speckled.

It is rarely an emergency, and it is rarely trivial either. What it almost always is: a symptom of warm humid air reaching a cold surface, condensing there, and staying wet long enough for growth to establish.

Why Brazos Valley attics grow it

Central Texas attics are punishing environments. Summer attic temperatures well above 130°F, high outdoor humidity for most of the year, and then a handful of genuinely cold nights in December and January that create exactly the temperature differential condensation needs.

Four causes account for most of what we find in College Station and Bryan.

Bathroom fans venting into the attic

The most common single cause, and the easiest to verify. A bath fan is supposed to discharge through the roof or a gable wall. In a surprising number of houses here, particularly in subdivisions built quickly during the growth years, the duct terminates a foot above the ceiling joists, or it was connected to a roof vent that has since fallen off.

Every shower then pumps warm saturated air directly into the attic. On the underside of the sheathing above that bathroom, you will find a dark patch shaped roughly like a cone.

Blocked soffit vents

Attic ventilation works as a system: intake at the soffits, exhaust at the ridge or through turbines and static vents. When blown-in insulation was added and nobody installed baffles, the insulation slumps into the eaves and blocks the intake. Exhaust without intake does not move air; it just depressurizes the attic and pulls conditioned air up out of the house.

This is why attic mold so often appears in a band along the lower third of the roof deck, near the eaves.

Duct leakage and sweating

Flex duct running through the attic carries air near 55°F. Where the outer jacket has torn, where a connection at a boot has come loose, or where insulation has compressed, the duct surface drops below the attic dew point and condenses. In a Texas summer attic the dew point is high enough that this happens easily.

Supply leaks also pressurize the attic with cold air, which then meets hot humid air and condenses on the first surface it touches.

Roof leaks and flashing failures

Less common than people assume, but real. Around plumbing vent boots where the rubber has cracked in the sun, at chimney and skylight flashing, and where wind-driven rain from a Brazos Valley thunderstorm gets under the shingle edge.

The north slope pattern

Worth knowing, because it tells you something diagnostically.

Where attic mold appears on one slope only, it is usually the north-facing one. That slope gets the least sun, stays coldest longest after a cold night, and therefore holds condensation longest in the morning. Growth follows the moisture, and the moisture follows the temperature.

If your growth is on the south slope instead, the cause is more likely a specific leak or a specific duct than general ventilation, and the investigation goes in a different direction.

What remediation looks like up there

Attic work is unlike room work in one important way: you are almost never removing the substrate. Roof sheathing is structural. It gets cleaned, not cut out, unless it has actually deteriorated.

Containment at the access. The attic hatch or pull-down stair is sealed with a containment chamber so that debris and spores do not fall into the hallway below. On houses where the air handler is in the attic, it gets sealed or shut down.

Negative air. HEPA filtration exhausting outside, same principle as any other remediation. In an attic this also makes the space marginally more tolerable to work in.

Insulation removal where required. Where insulation is contaminated, wet, or has been rodent-occupied, it comes out. Blown-in fiberglass and cellulose cannot be cleaned. This is often the largest single line on an attic quote, and it is also the opportunity to correct the depth and install baffles while the eaves are accessible.

Cleaning the sheathing. HEPA vacuuming first, then an abrasive method on the wood. Soda blasting and dry ice blasting both work well on rough sawn framing and plywood, because they remove the surface layer where growth has established without taking material off the way sanding does. On lighter growth, damp wiping with an antimicrobial is enough.

Encapsulation, sometimes. After cleaning, a pigmented sealer can be applied to the sheathing. This is worth understanding properly: it is cosmetic and protective, not a substitute for cleaning, and applying it over live growth simply paints the problem. Where it earns its cost is on wood that is permanently stained after cleaning, so a future inspector can tell old remediated growth from new activity.

The part that actually prevents it coming back

Everything above is remediation. This is the repair, and it is what we insist on.

On houses with a spray foam attic, the diagnosis is different and the remedy usually involves conditioning the space or adding dehumidification, because there is no ventilation to correct.

What it means when you are selling

Attic mold surfaces during real estate transactions constantly, because it is one of the first places an inspector puts a camera.

Two things are worth knowing. Texas requires sellers to disclose known mold damage, and a documented remediation with clearance is far better in that conversation than a cleaned attic with no paperwork. And a buyer's lender may hold funds until it is addressed, which puts the work on the closing timeline whether you planned for it or not.

Common questions

Is attic mold dangerous to the people downstairs?

Usually less than people fear, because attics are ventilated to the outside and the ceiling plane separates them from living space. The exception is a house with significant air leakage at the ceiling or with the air handler and return ducts in the attic, where the connection is direct.

Do you have to replace the roof sheathing?

Almost never. Sheathing is cleaned in place. Replacement only comes up where the wood has actually delaminated or lost strength, which takes years of sustained wetting.

Does my insulation have to come out?

Where it is wet, contaminated or matted, yes. Where it is dry and clean, no. It is worth being clear about which parts, because it is the biggest variable in the price.

What about those spray-on encapsulants sold online?

They seal a cleaned surface. Sprayed over live growth on a wet deck they do nothing useful, and they make the next inspection harder to read. Cleaning first is not optional.

Why does mine keep coming back?

Because the ventilation or the humidity source was never fixed. If the bath fan still discharges into the attic, the growth returns on the same schedule as before.

Is this a licensed job?

Attic growth almost always exceeds 25 contiguous square feet, so yes, in Texas it requires a licensed remediation contractor and an independent assessor.
