Ceilings above cook lines. Grease-laden vapour condenses on ceiling surfaces. Where the exhaust hood is undersized or the make-up air is unbalanced, that vapour goes everywhere instead of up the hood.
Behind wall panels and FRP. Fibreglass reinforced panel is the standard kitchen wall finish and it is watertight on the face. Where the seams or the base have failed, water gets behind it and sits against the drywall, growing steadily and invisibly for years.
Under flooring. Quarry tile with failed grout, or sheet vinyl with lifted seams, lets wash-down water into the substrate. Daily mopping keeps it fed.
Dry storage. Cardboard against an exterior wall in a humid room. Cheap to prevent, common to find.
The health inspection dimension
Visible mold in a food preparation area is a finding. Depending on location and severity it can affect your score, generate a re-inspection, or in the worst case contribute to a closure order.
Two practical consequences.
First, self-reporting and acting is better than being found. An operator who identified the condition, engaged a licensed contractor and has documentation in hand is in a very different position from one who did not notice.

How the work is scheduled
Overnight, almost always. In after close, out before the first delivery. On a kitchen that closes at midnight and receives at six, that is a tight window and it means smaller nightly scopes across more nights rather than one long push.
Zoned containment. Hard containment separating the work area from the rest of the kitchen, with negative pressure and HEPA filtration exhausting outside. Where the dining room can stay open while back-of-house work proceeds, that is planned deliberately rather than assumed.
Food and equipment protection. All food product removed or sealed from the work zone. Prep surfaces, slicers, mixers and small wares covered or moved. Everything within the containment is cleaned and sanitised before the space returns to service, regardless of whether it was directly affected.
Equipment moves. Getting behind a dish machine or under a walk-in means disconnecting and moving it, which brings in plumbing and refrigeration trades. Coordinating those in advance is what keeps a three-night job from becoming a six-night one.
Walk-in panels
Worth its own note because it is the finding operators least expect.
Walk-in cooler panels are foam insulation between metal skins. When a seal fails or a panel is punctured, humid air enters the core and condenses. The interior looks fine. The insulation is saturated, the R-value has gone, the compressor runs longer, and there is growth inside a sealed panel.
The tells: a panel that feels heavier than its neighbours, visible rust staining at seams or fasteners, condensation on the exterior face, or a cooler that has quietly become more expensive to run.
Affected panels are replaced. They cannot be dried in place, because there is no path to get air into a sealed core.
Fixing the underlying condition
Same principle as anywhere else, with kitchen-specific answers.
- Exhaust and make-up air balanced. A hood pulling more air than the make-up unit supplies puts the kitchen under negative pressure, which drags humid outdoor air in through every gap. This is the root cause of a surprising share of kitchen moisture problems.
- Coving and floor drainage intact, with the floor actually falling to the drains rather than ponding at the low point of a settled slab.
- FRP seams and base sealed, and re-sealed on a schedule rather than when they fail.
- Equipment on legs or casters so the floor beneath can be cleaned, rather than sealed to the floor.
- Walk-in door seals and closers maintained, because a door left ajar is the cheapest possible way to soak a panel.
- Dry storage off the floor and off exterior walls.

Do we have to close?
Usually not. Most kitchen work runs overnight in zones. Full closure comes up where the scope reaches the cook line or the only dish area.

What happens to our food and equipment?

Can walk-in panels be cleaned rather than replaced?
Surface growth on the skin, yes. Moisture and growth inside the foam core, no — there is no way to dry a sealed panel, and it gets replaced.
