A bathroom is a room designed to be wet, ventilated by a fan that most people never think about, in a climate where outdoor air offers no drying help for most of the year. It is the most predictable place in a house for growth to start.
The useful question is not whether there is mold. It is whether it is sitting on a surface or living inside the building.
Surface growth, and why it is not our job
Dark spotting on grout lines, on silicone sealant at the tub edge, on the ceiling directly above the shower, on a window sill. This is almost always Cladosporium or similar, growing on soap residue and moisture film rather than on the material itself.
It cleans off. A household cleaner and a brush handles the grout; failed silicone should be cut out and replaced rather than cleaned, because growth gets under the bead and no amount of scrubbing reaches it.
Then fix the ventilation, which is the actual cause. We would rather tell you that than sell you containment for something you can resolve on a Saturday.
Getting the fan right
Three things matter, and most bathrooms here get at least one of them wrong.
Capacity. Roughly one CFM per square foot of floor area for a standard bathroom, more where there is a separate enclosed toilet or a large shower.
Where it discharges. Outside, through the roof or a gable wall, in insulated duct. Not into the attic, which is how attic mold starts, and not into a soffit vent where the intake pulls it straight back in.
Run time. A fan running for the duration of a shower removes a fraction of the moisture. Twenty to thirty minutes afterwards is what actually dries the room. A timer switch costs very little and solves it permanently.
When it is inside the wall
The signs that change the conversation:
- Staining that reappears within days of being cleaned
- Drywall that feels soft, or paint that bubbles near the tub or shower
- Loose or hollow-sounding tiles, particularly along the bottom course
- Grout that stays dark long after the shower is dry
- A musty smell that is present even when the room looks clean
- Staining on the ceiling of the room below, or on the back side of the shower wall in an adjacent closet
Any of those means water is getting past the finish surface, and the growth is in the cavity where you cannot see it.
How water gets behind tile
Failed shower pan. The liner under a tiled shower floor is what actually keeps water out of the framing. Older pans, particularly hot-mopped or early PVC ones, crack at the corners and at the drain connection. The tile looks fine. The subfloor does not.
No waterproofing membrane behind the tile. Tile is not waterproof and grout is not waterproof. In a correctly built shower a membrane behind the tile does that job. In a great many homes built before waterproofing membranes became standard, the tile was set on greenboard or even standard drywall, and that assembly fails once the grout starts letting water through.
Tub-to-tile joint. The change of plane between the tub deck and the wall moves. Grout in that joint cracks. It needs flexible sealant, and it needs it renewed every few years.
Supply and drain leaks. A weeping shower valve or a leaking tub drain wets the cavity continuously without ever showing on the bathroom side.
Toilet flange. A failed wax ring puts water into the subfloor at the base of the toilet. The tell is a floor that flexes there, or staining on the ceiling below.
What remediation involves
The scope is driven by how far the water travelled, which is usually further than the visible damage suggests.
The room is contained and put under negative pressure with HEPA filtration, the same as any other remediation. Affected drywall and backer board come out past the visible edge. Where the shower pan has failed, the tile and pan come out entirely, because there is no way to repair a liner from above.
Framing and subfloor are inspected, cleaned, and probed for decay. Wet insulation is removed. The cavity is dried with documented moisture readings before anything is closed.
Then it is rebuilt properly: a waterproofing membrane, a correctly sloped pan with the liner turned up the walls, backer board rather than drywall in the wet zone, and flexible sealant at every change of plane.
That rebuild is the part that determines whether you do this again in six years, and it is where cheap quotes are cheap.
Student rentals and duplexes
Bathrooms in rental property in this town take heavier use than owner-occupied ones and get reported later, because a tenant living with a slow problem for a lease term is common. Where three or four people share one bathroom, the moisture load is several times what the fan was sized for.

Whether this crosses the licensing threshold
Texas requires licensed remediation at 25 contiguous square feet or more. A ceiling patch above a shower often stays under that. A wall opened up around a failed pan almost never does, once you see the actual extent.

Common questions
How do I know if it is just surface mildew?
If it cleans off and stays gone for weeks, it was surface. If it returns within days, water is reaching the area from somewhere and cleaning is not the answer.
My tiles sound hollow. Is that mold?
It means the tile has debonded from the substrate, which usually means the substrate got wet and failed. It is a strong sign of a problem behind the surface.
Can you fix a shower pan without removing the tile?
No. The liner is under the mortar bed. Reaching it means taking up the floor, and anyone offering a top-side repair is selling you a coating that will fail.
Will a bigger fan solve my problem?
If the growth is surface growth, very likely, especially with a timer. If water is getting into the wall, ventilation will not help at all.
What about mold-resistant paint?
It slows surface growth on a dry wall. Over a damp wall it fails, and it does nothing about a cavity. Useful as a finish, not as a fix.
Do I have to replace the whole bathroom?
Rarely. Most jobs are confined to the wet wall and the floor around it. Whole-room scopes come up when the pan failed years ago and the water reached the joists.
