Somerville sits south-west of College Station in Burleson County, next to Lake Somerville. The town is small; the property around it is not, and a large share of it is used part-time.
That single characteristic drives most of what we are called to here.
The closed-up building problem
Growth needs sustained moisture. It does not need a leak.
A cabin closed for six weeks in a Central Texas summer, with the air conditioning off to save on the bill, holds interior humidity that tracks the outdoors. That is high enough for long enough to support growth on upholstery, mattresses, curtains, stored clothing, books, the inside of closets and the back of exterior walls.
The owner arrives for a weekend, finds the place smells, opens everything up, wipes down what is visible, and leaves. Six weeks later it is worse, because nothing about the cause changed.
What actually works:
- Leave the air conditioning running at a modest thermostat setting rather than off. It costs less than one remediation per year
- Or fit a humidistat-controlled dehumidifier plumbed to a drain, which is cheaper to run than cooling an empty building
- Leave interior doors and closet doors open so air moves through
- Do not leave damp towels, swimwear or life jackets inside
- Keep upholstered furniture off exterior walls
- Fit a leak detection shutoff if the property is unattended for long periods, because an unnoticed supply failure runs for weeks rather than hours
Boats, RVs and storage
Around a lake, a good deal of what people ask about is not a building at all.
Boats under cover with a fitted cover trapping humid air over damp carpet and upholstery. The interior of a covered boat left through a summer is close to ideal conditions for growth. Ventilation, a moisture absorber, and getting cushions out and dry are worth more than any product sprayed on afterwards.
RVs and travel trailers. Roof seams and window seals fail and let water into wall and ceiling panels, where the growth is inside a laminated assembly you cannot open. Persistent musty smell in a trailer with no visible cause usually means the panel core is wet.
Storage buildings. Uninsulated metal, no ventilation, contents in cardboard on a concrete floor. Concrete releases moisture, cardboard absorbs it, and the roof condenses on humid mornings and drips on all of it.

When the lake actually is the problem
Occasionally it is.
Property close to the water sits on ground that stays wetter, and after a period of high lake level or heavy rainfall, crawl spaces and slab edges take water they normally would not. Where a cabin was built on low ground with minimal fall away from it, a wet season is enough.
Flood exposure is the other one, and the insurance point matters. Water arriving at ground level from outside is a flood loss, and standard Texas homeowner policies exclude it. That needs a separate flood policy. See storm and flood cleanup.
Getting a place ready to sell or rent
A lot of lake property changes hands or moves into short-term rental, and both put a musty smell in front of people who will comment on it.
The sequence that works: find and fix any actual water source first, then assess and remediate what has grown, then dry the building properly, and only then put in humidity control that will keep it that way. Skipping to an air freshener or an ozone treatment addresses the symptom for a fortnight.
Where a property is going into short-term rental, the humidity control is not optional. A guest walking into a musty cabin writes about it, and a review is more expensive than a dehumidifier.
Older permanent housing in town
Somerville itself has a core of long-established housing that has nothing to do with the lake trade, and it behaves like the older stock anywhere in this region.
Pier and beam foundations with unlined crawl spaces on ground that stays damp. Air conditioning retrofitted into houses built before it existed, with ductwork run through those crawl spaces or through unsealed attics, sweating in summer and dripping onto the floor structure. Additions and closed-in porches where the roof junction was never properly detailed.
The distinction matters when someone calls, because the diagnosis runs in a different direction. On a permanently occupied house, we are looking for a water source. On a part-time property, more often than not there is no water source at all and the answer is humidity control.
Asking how the building is used is the first question rather than an afterthought.

For a water emergency at a part-time property, the practical difficulty is usually not our distance but that nobody was there when it started. A supply line that fails on a Tuesday at an empty cabin may run until Saturday. That is the argument for a leak detection shutoff, and it is a strong one.

Usually water in the laminated panel core from a failed roof seam or window seal. It is an RV repair specialism, because the panel has to be opened.
Is lake flooding covered by my homeowner policy?
No. Water arriving from outside at ground level requires a separate flood policy, and those have a waiting period before they take effect.
