Mold removal in Snook, Texas

Farm buildings are where most of this county's moisture problems live, and almost none of them are leaks. They are condensation, ground moisture and stored material that should never have been on a concrete floor.

Snook is a small farming community in Burleson County, about twenty-five minutes south-west of College Station, surrounded by cropland and pasture. The building stock is a mix of farmhouses, newer houses on acreage, and a great many working structures.

Condensation on metal

The correction is at the roof assembly. Insulation on the underside of the deck, or a condensation control membrane, so the surface never falls below the dew point. Ventilation helps at the margin. Wiping it up does nothing.

Concrete floors and stored material

The second mechanism, and the more insidious one.

A slab poured for agricultural use has no vapour retarder beneath it, because it did not need one. Moisture moves up through the concrete continuously — slowly, but without stopping.

Anything hygroscopic sitting directly on that slab takes it up. Cardboard boxes, paper, feed sacks, hay, timber, upholstered furniture in storage. The bottom layer goes first and the growth spreads upward through the stack.

The prevention is trivial and almost nobody does it: get material off the floor. Pallets, racking or a plastic sheet under a pallet is enough to break the contact.

Where such a building has been converted to living or office space, that same moisture arrives under the flooring and at the base of the walls, and the fix is a proper floor assembly rather than anything applied to the surface.

Grain, hay and feed

Mold in stored grain, hay and feed is a real agricultural concern with real consequences for livestock, and it is managed by moisture content at storage, aeration and turnover. It is an agronomy and animal husbandry matter rather than a building remediation one.

What we handle is the building: why the structure is putting water into the stored material, and how to stop it. If the roof condenses onto your hay, that is a building problem with an agricultural consequence.

Seasonal workshops and equipment sheds

A pattern particular to farming country: buildings that are worked hard for part of the year and shut for the rest.

A shop closed through the summer with the doors shut and no ventilation holds humid air against everything inside it. Tools rust, timber stored inside takes up moisture, and anything upholstered or paper-based grows. The building did not leak; it simply sat closed in a climate where that is enough.

Where a shed has a swamp cooler or a window unit run only when somebody is working, the situation is worse rather than better, because the building gets cooled intermittently and never dried.

The answer on a working building is ventilation while it is closed rather than sealing it: gable vents, a ridge vent, or a thermostat-controlled exhaust fan. On a finished-out space with conditioned air, it is a humidistat-controlled dehumidifier instead.

Farmhouses and newer builds

The residential picture here is the same mix as the rest of the county.

Older farmhouses on pier and beam with unlined crawl spaces, vents importing humid air, retrofitted ductwork sweating in summer, and insulation added to walls that were built to dry outward. See crawl space mold removal.

Newer houses on acreage, which fail differently: tight envelopes with no drying capacity, air conditioning oversized so it short cycles and never dehumidifies, bath fans ducted into the attic, and condensate lines with no float switch. See HVAC and duct mold.

Drainage on cropland

Water behaves differently on farmed ground than on a town lot.

Fields shed rather than absorb once the surface has sealed, which on Burleson County clay happens quickly in heavy rain. Field drains, turn rows and culverts direct large volumes across the property, and where a building sits in the path of that, it takes sheet flow rather than rainfall.

Culverts blocked with vegetation are the most common single cause of water reaching a building it should not. Clearing them before the wet season is worth more than anything done afterwards.
