Mold removal in Millican, Texas

South Brazos County is where the land drops toward the Navasota River bottoms. The water table sits higher, the ground stays wetter for longer, and crawl spaces down here are damp as a baseline rather than as an event.

Millican is the southernmost community in Brazos County, on the road down toward Navasota, in country that runs from open pasture to river bottom timber. It is rural, it is spread out, and a growing part of it is recent construction on acreage.

Bottomland ground

The defining local factor. As the land falls toward the Navasota River, the water table rises and the soil holds water rather than shedding it.

Three consequences.

Crawl spaces are permanently damp. Not damp after rain — damp as a normal condition. Foundation vents in this situation do the opposite of their intended job, importing humid summer air that condenses on cool joists. The specification here is a sealed ground vapour barrier and mechanical humidity control, not more ventilation. See crawl space mold removal.

Slab edges take moisture. Where a slab was poured without a vapour retarder, or where the retarder was punctured during construction, moisture moves up through the concrete continuously. On ground that never fully dries, that is a year-round condition rather than a seasonal one. It shows as growth rising from the baseboard and as flooring failures.

Septic drain fields struggle. A field needs unsaturated soil to work. On bottomland after a wet spell it has none, and the system backs up indoors or surfaces in the yard. Cleanup is Category 3 work — see sewage cleanup — and the field often recovers once the ground dries.

Flood exposure

Property in and near the river bottoms floods, and the insurance distinction is worth being clear about before it matters.

Water arriving from outside at ground level — river, creek or sheet flow — is a flood loss. Standard Texas homeowner policies exclude it. It requires a separate flood policy, and those carry a waiting period before taking effect. Rain entering through a storm-created opening in the roof is a different matter and is usually covered.

Floodwater is also Category 3: carpet, pad, insulation, particleboard cabinetry and drywall below the wicking line are removed and disposed of rather than dried, regardless of how clean the water appeared. See storm and flood damage cleanup.

Being outside a mapped flood zone is not the same as being unexposed. A substantial share of flood claims come from outside high-risk areas.

New construction on acreage

The other half of what we see here, and it fails for the opposite reasons.

Tight envelopes with no drying capacity. A modern house leaks far less air than an older one, which is good for energy bills and unforgiving of a wetted cavity. What would have dried out in a 1950s farmhouse sits wet.

Oversized air conditioning. Extremely common. The system satisfies the thermostat quickly, shuts off before it has dehumidified, and leaves a cool house with interior humidity above 60%. That supports growth on surfaces throughout the building with no leak anywhere.

Builder details that fail early. Bath fans terminating in the attic, condensate lines with inadequate fall, no float switch on the drain pan, and insulation blown without soffit baffles. Each is a five-minute correction at construction and a remediation two years later. See HVAC and duct mold.

Drainage on a large lot

A rural property collects water from a much larger area than a town lot, and on Brazos County clay it arrives as surface flow within minutes of heavy rain rather than soaking in.

What we find causing it: culverts under driveways blocked with vegetation, roadside ditches silted up, house pads built up without the surrounding ground being shaped away, and long driveways acting as channels directing water toward buildings.

On low ground this matters more than anywhere else we work, because the water that arrives has nowhere to go once it gets there.

Clearing culverts, grading away from buildings and extending downspouts prevents more of this work than anything done inside a house.

Outbuildings and equipment storage

Metal shops, sheds and barns, almost all uninsulated. The underside of the roof condenses on humid mornings and drips onto whatever is below. Contents stored in cardboard directly on a slab take up moisture from the concrete continuously.

Where such a building has been finished out as a shop, office or guest space, both problems come with it and both are solved at the assembly rather than with a dehumidifier.

Property between uses

South Brazos County has a good deal of land changing hands and buildings standing empty between one use and the next — houses waiting on a sale, property held for development, and family places used occasionally.

Those buildings grow mold from humidity alone. With no air conditioning running through a Texas summer, interior conditions follow the outdoors, and that is sufficient without any leak. On bottomland ground, where the air is damper still and the crawl space is wet as a baseline, it happens faster than it would further north in the county.

Leaving the system running at a modest setting, or fitting a humidistat-controlled dehumidifier, costs a fraction of the remediation it prevents. And if a building has already been closed for a season, have it assessed before clearing it out, because disturbing established growth without containment spreads it through the whole structure.

Coverage and response

On a water loss the constraint out here is discovery rather than distance. A shutoff you know how to find and can turn, and a leak detection device on any building left unattended for days, is worth more than any arrival time.
