Iola sits in the north of Grimes County, between College Station and the Huntsville side of the region. It is rural — small acreages, pasture, and a housing mix that includes a substantial number of manufactured and mobile homes alongside conventional construction.
Manufactured homes, and the belly wrap
This is the finding people are least prepared for, and it is worth explaining properly.
Underneath a manufactured home there is a sheet membrane — the belly wrap or bottom board — stretched across the underside of the floor structure. It exists to keep out pests and to hold insulation in place. It is close to watertight.
That is fine until something leaks inside the home. Water from a supply line, a drain, a water heater or a washing machine goes down through the floor, hits the wrap, and stops. It has nowhere to drain. It sits in a pool held against the underside of the floor decking, soaking the insulation and the particleboard from below.
What follows:
- The floor develops a soft spot, often the first and only symptom
- A musty smell appears with nothing visible anywhere in the home
- Growth develops on the underside of the decking, in the insulation, and on the joists
- Nothing dries, because the wrap is holding the water in and there is no airflow
The repair means opening the wrap. It has to be cut to drain and to dry, the wet insulation removed, the decking dried and assessed, and the wrap then repaired or replaced. A contractor approaching it as an ordinary house will dry the room above and wonder why the smell persists.
Skirting and what is under the home
Where skirting encloses the underside without ventilation and without a ground vapour barrier, it creates a crawl space with every disadvantage and no access.
Bare soil giving off moisture continuously, humid air with no way out, ductwork running through it and sweating, and nobody able to get in and look. The specification is the same as any crawl space: a proper ground vapour barrier, and humidity controlled mechanically rather than by ventilation. See crawl space mold removal.

Wells, pump houses and septic
Pump houses. Small closed enclosures containing a pressure tank and plumbing, opened perhaps once a year. A slow weep in there runs indefinitely and grows steadily, and it is worth a look every spring.
Septic. Universal out here. Drain fields saturate after prolonged wet weather and the system backs up indoors or surfaces outside. Cleanup is Category 3 work — see sewage cleanup — and a field saturated by weather rather than failure often recovers once the ground dries.
Well houses that flood. Where an enclosure sits low, surface water enters it during heavy rain and stands there, and the enclosure keeps it in.
Converted buildings
Common out here: a shop becomes an office, a barn becomes a guest space, a shipping container or metal shed becomes a workshop with air conditioning.
The recurring failures are the same in each case. An uninsulated metal roof over conditioned space condenses on the underside on humid mornings and drips onto insulation and ceiling. Insulation packed behind metal panel walls with drywall on the inside gives moisture nowhere to go. And a slab poured for machinery rather than for flooring lets moisture up through the concrete continuously.
All fixable, and all fixed at the assembly rather than in the room. Cleaning the growth and adding a dehumidifier buys a season.
Property that stands empty
Common out here, and it produces mold with nothing leaking at all.
A closed building in Central Texas with the air conditioning off holds interior humidity that follows the outdoors, and outdoor humidity here is high enough for long enough to support growth on soft surfaces through a summer. Furniture, mattresses, closets, stored clothing and the inside face of exterior walls.
It applies to inherited property waiting on an estate, houses between tenants, and family places used a few weekends a year. Leaving the system running at a modest thermostat setting, or fitting a humidistat-controlled dehumidifier draining to a fixture, prevents nearly all of it for a fraction of the cost of one remediation.
If a building has already been shut up for a season, have it assessed before anyone starts clearing it out. Opening cupboards and moving furniture without containment distributes established growth through the whole structure in an afternoon.
Distance, and what to do before we get there
Iola is roughly half an hour from College Station, and the outlying parts of the county add to that. For assessments and scheduled work that is fine.
On a water loss the real constraint is discovery time rather than drive time. Worth doing now:
- Find your main shutoff and confirm it turns
- Fit a leak detection shutoff if the property is ever left for more than a day
- Know which breakers serve the wet areas
- On a manufactured home, know where the belly wrap access is, if there is one
And in the first hour: water off, power off to affected areas, photograph before moving anything, get standing water and wet carpet out.
Common questions
My mobile home floor is soft in one spot.
Most likely water trapped in the belly wrap from a leak above. It will not dry on its own, because the wrap holds it against the decking. The wrap has to be opened.
Why does my home smell musty with nothing visible?
On a manufactured home, look underneath before you look anywhere else. Growth in the floor structure produces a smell upstairs with no visible sign.
Should my home be skirted?
Skirting helps with freeze protection and appearance. Without a ground vapour barrier it creates a damp enclosed space, so if you skirt, do the barrier as well.
Do you come out to Iola?
Yes, about half an hour from College Station, more into rural Grimes County.

Exposed lines under an unskirted home are among the most common freeze failures out here. Insulate them, and fit heat tape on the vulnerable runs.
