Franklin is the seat of Robertson County, about forty minutes north-west of Bryan. It is a small town in farming and ranching country, and most of the property we attend in this area is outside it.
The first hour, which is yours
On a rural property the honest constraint is not how fast we can drive. It is that a water loss discovered late has already decided its own outcome.
Fungal growth on wet cellulose material — drywall paper, wood, carpet backing — establishes within roughly 24 to 48 hours at normal indoor temperatures, and in a Central Texas summer it is at the fast end of that. A leak that runs for a day before anyone notices has used most of the window before the first phone call.
So the things worth doing now, while nothing is wrong:
- Find your main shutoff and turn it. Confirm it actually works. A seized valve during an emergency is a very common and very expensive discovery.
- Label it, and make sure anyone who might be at the property alone knows where it is.
- Fit a leak detection shutoff if the property is ever unoccupied for more than a day. It closes the supply automatically on abnormal flow, and on a rural property it is the single most useful thing you can install.
- Know where your breaker panel is and which circuits serve the wet areas.
And in the first hour of an actual loss: water off, power off to affected areas, photograph everything before moving it, get standing water out and wet carpet outside, and move contents up and out. None of that dries the building. All of it slows the clock.
Ranch and farm buildings
Most of the buildings in this county are working buildings, and the recurring problems are structural rather than accidental.
Uninsulated metal roofs over any space that is heated, cooled or simply holds humid air. The underside condenses on humid mornings and the water drips onto whatever is below — feed, equipment, stored goods, or a ceiling if the building has been finished out.
Slabs poured without a vapour retarder. Agricultural slabs were built to take machinery, not to sit under flooring. Where a shop or shed has been converted to living or office space, moisture moves up through the concrete continuously and appears as growth under the floor covering and at the base of walls.
Conversions without a drying strategy. Insulation stuffed behind metal panel walls with drywall on the inside face gives moisture nowhere to go. It is the most common cause of growth in a converted building here.
Well houses and pump enclosures. Small closed structures with plumbing inside that nobody opens from one year to the next. A slow weep runs indefinitely.
Septic and drain fields
Universal outside town, and the drain field is the limiting component.
After a prolonged wet spell the field saturates, has nowhere to discharge, and the system backs up into the house or surfaces in the yard. It is more common in a wet year than a dry one and it is not necessarily a sign the system has failed.
The cleanup is Category 3 work regardless of appearance — porous materials come out rather than being cleaned. See sewage cleanup. The repair, where one is needed, is a septic contractor's, and a field saturated by weather often recovers once the ground dries.
Older housing
The houses in and around Franklin follow the pattern of rural Central Texas generally: frame construction, pier and beam foundations, and decades of additions.
Crawl spaces with bare soil and foundation vents that import humid air rather than removing it. Retrofitted air conditioning with ductwork run through those crawl spaces, sweating in summer. Insulation added to walls built to dry outward. Roof junctions at additions where two assemblies meet and nobody detailed the transition.

Vacant property
Common in a county with an ageing housing stock and land that passes through families.
A closed building in this climate with the air conditioning off grows mold from humidity alone, with no leak involved. Furniture, closets, stored clothing and the inside face of exterior walls. We are called to houses where nothing failed at all — the building sat through a summer.
Leaving the system running at a modest setting, or fitting a humidistat-controlled dehumidifier, prevents essentially all of it for less than the cost of one remediation.

Is it worth running the AC in an empty house?
Yes. Humidity alone grows mold in a closed building here, and running the system at a modest setting costs a fraction of the remediation.
My metal barn drips every morning.
Condensation on the underside of the roof. It needs insulation or a vapour control layer, particularly if the building has been finished out inside.
