Caldwell is the seat of Burleson County, roughly half an hour west of College Station. The town is small and the county around it is farming country — pasture, small acreages, and a housing stock that runs from nineteenth century farmhouses to recent builds on land.
Farmhouses
The older houses out here were built to work in this climate without machinery, and most of them have since had machinery added.
The original design was raised floors, high ceilings, cross ventilation and deep porches. Air moved through the building and the structure dried in every direction.
What has been added since: central air conditioning, insulation in walls and attics, replacement windows, and often a closed-in porch or two.
Individually all sensible. Together they produce a building with far less capacity to dry than it was designed with, and where a small leak or a condensation point exists, it now stays wet.
The specific findings we make in these houses:
- Ductwork retrofitted through unlined crawl spaces, sweating in summer and dripping onto the floor structure
- Insulation blown into walls that were built to dry outward, now holding moisture against the sheathing
- Growth on the underside of the roof deck where an attic was insulated with no soffit baffles
- Crawl spaces with bare soil and vents that import humidity rather than removing it — see crawl space mold removal
Converted working buildings
This is the distinctly rural version of the problem and we see a lot of it in Burleson County.
A barn becomes a workshop. A shop becomes an office. A metal equipment shed becomes a guest house or a rental. The conversion adds insulation, a floor, drywall and air conditioning to a structure that was never detailed for any of it.
The failures are consistent:
Condensation on the roof deck. An uninsulated or poorly insulated metal roof over conditioned space condenses on the underside on humid mornings. The water drips onto insulation and ceiling below.
No vapour control and no drainage plane. Metal panel walls with batts stuffed behind them and drywall on the inside face, with nowhere for moisture to go and nothing to stop it reaching the insulation.
Slab without a vapour retarder. Agricultural slabs were poured to take a tractor, not to sit under carpet. Moisture moves up through the concrete continuously, and it shows up as growth under flooring and at the base of walls.
Any of these is fixable, but the fix is at the assembly rather than in the room. Cleaning the growth and running a dehumidifier buys time and does not resolve it.
Wells, septic and outbuildings
Septic is near universal outside town. Drain fields on heavy soil saturate after a wet spell and back the system up indoors or surface it in the yard. Category 3 cleanup — see sewage cleanup — with the repair being a septic contractor's work.
Pump houses and well enclosures. Small closed structures containing a pressure tank and plumbing that nobody opens from one year to the next. A slow weep in there runs indefinitely, and the enclosure is a perfect growing environment.
Storage. Contents in cardboard on a concrete floor in an unconditioned building. Concrete gives off moisture, cardboard takes it up, and the roof drips on all of it in the mornings.
Drainage on rural land
Rural properties collect water from a much larger catchment than a town lot, and it arrives as surface flow.
Culverts under driveways block with vegetation and redirect water toward buildings. Roadside ditches silt up. Where a house pad was built up but the surrounding ground was not shaped to carry water away, every heavy rain leaves water standing against the foundation.
Burleson County soils include a good deal of clay, which sheds rather than absorbs, so several inches of rain arrives at the building within minutes rather than soaking in.
Clearing culverts, shaping the ground away from buildings and extending downspouts prevents more of this work than anything done inside the house.
Property that stands empty
A recurring situation in a farming county: inherited houses waiting on an estate, family property used a few weekends a year, and houses standing between tenants.
These grow mold without any leak at all. A closed building in Central Texas with the air conditioning off holds interior humidity that follows the outdoors, and that is sufficient on its own to grow on furniture, in closets, on stored clothing and on the inside face of exterior walls.
The prevention costs very little — leave the system running at a modest thermostat setting, or fit a humidistat-controlled dehumidifier draining to a fixture. Switching everything off to save money is reliably the most expensive choice available in this climate.
If a house has already been closed up for a season or more, have it assessed before you start clearing it out. Opening cupboards and moving furniture without containment distributes established growth through the whole building, and that turns a room-sized job into a house-sized one in an afternoon.
Getting to you
Caldwell is about thirty minutes from College Station, and the rural parts of the county add to that.
On a water emergency out here the honest constraint is the same one everywhere rural: nobody was there when it started. A supply failure at an unoccupied property runs until somebody notices. Knowing where your main shutoff is, and confirming it turns before you need it, is worth more than any response time we can promise.
Common questions
I converted a barn and it smells musty. Why?
Almost always condensation on the underside of an uninsulated metal roof, moisture through an agricultural slab with no vapour retarder, or both. The fix is at the assembly, not in the room.
Do you come out this far?
Yes, Caldwell and rural Burleson County regularly. About thirty minutes from College Station, a little more out in the county.
My septic backs up every wet winter.
The drain field is saturating. Cleanup is Category 3 work; the repair is a septic contractor's. A field saturated by weather often recovers once the ground dries out.
Should I insulate my old farmhouse walls?
Carefully. Filling a wall built to dry outward can trap moisture against the sheathing and cause the problem you were trying to prevent. It is worth advice before it is worth insulation.
Water stands against my house after rain.
Grading and culverts, usually. On clay soil the water arrives fast and stays. Shaping the ground away from the building is the cheapest fix available.
What about my well house?
Worth opening once a year. A slow weep in a closed enclosure runs indefinitely and grows steadily, and nobody looks in there.
