What mold removal actually costs in College Station

Nobody can price this over the phone honestly, and the ones who try are either guessing or selling. What we can do is explain exactly which variables move the number, so you can read a quote instead of just comparing totals.

Mold remediation quotes vary more than almost any other trade, and it is not because contractors are pricing arbitrarily. It is because the same three words — "mold in the bathroom" — can describe a two-hour job or a two-week one.

The variables that actually move the price

Affected area, and which side of 25 square feet it falls on

Texas licenses mold work above 25 contiguous square feet. Below that, a property owner or general contractor can handle it. At or above, the work requires a licensed Mold Remediation Contractor and a separate licensed Mold Assessment Consultant to write the protocol and perform clearance.

That threshold is the single biggest step change in cost, because it brings in a second engagement, formal documentation and laboratory testing that a small job does not need.

Twenty-five square feet is about five feet by five. A ceiling patch under a leaking condensate line often stays under it. A wall opened around a failed shower pan almost never does.

Where the water came from, and whether it has stopped

A remediation without a repair to the water source is worthless, and the repair may be a plumber, a roofer or an HVAC contractor. Sometimes that cost exceeds the remediation.

Water category matters too. Clean supply water allows most materials to be dried and kept. Contaminated water means porous material is removed regardless of whether it could technically be dried, which is a much larger demolition scope.

What the growth is on

Drywall, insulation and carpet pad are removed and replaced — relatively fast, and the cost is mostly in the rebuild. Framing, concrete and tile are cleaned in place, which is slower per square foot but avoids replacement.

Attic sheathing is cleaned rather than replaced, so an attic job is labour-heavy but has almost no material cost until you reach the insulation.

Access

A wall in an open room is straightforward. A crawl space with twenty inches of clearance, an attic in August, or a wall behind fitted cabinetry all multiply the labour for the same square footage.

Drying time

Equipment is charged by the day. Dense materials — hardwood, plaster, concrete — take longer than drywall. A job that dries in three days costs meaningfully less than the same job that takes seven.

Reconstruction

Frequently larger than the remediation itself, and often quoted separately. Drywall, texture matching, paint, trim, flooring, cabinetry. Ask whether a quote includes it, because a remediation-only number next to a remediation-plus-rebuild number is not a comparison.

Why three quotes can differ by a factor of four

Usually because they are quoting different work.

One includes containment and negative pressure and one does not. This is the most common difference and the most consequential. Cutting drywall without containment distributes spores through the whole house, which converts a one-room problem into a whole-house one. It is not a line item to save on.

Different demolition boundaries. One cuts to the edge of the visible staining; another cuts a foot past the last elevated moisture reading. The second is correct and costs more.

Clearance included or not. Independent verification adds cost and is the only thing that tells you the job worked.

Rebuild included or not.

Drying to a standard or to a schedule. A fixed three days is cheaper to quote and sometimes insufficient.

The questions that make quotes comparable

Ask every contractor the same six things and the numbers become readable.

  1. What is the affected area in square feet, and does this job require a licensed remediator under Texas rules?
  2. Where is the water coming from, and is the repair to that source in your price?
  3. Will the work area be contained and under negative pressure with HEPA filtration exhausting outside?
  4. How far past the visible damage will you cut, and how did you determine that boundary?
  5. Is clearance testing included, and who performs it?
  6. Does this price include putting the room back, or is that separate?

A contractor who answers all six clearly is quoting a defined scope. One who cannot is quoting a number.

What insurance changes

Texas homeowner policies commonly cover sudden and accidental water discharge and commonly limit or exclude mold coverage separately.

The practical effect: a burst supply line that produced growth within days is treated very differently from a slow leak that ran for eight months. The evidence for which one you had is gathered on the first visit, not when the adjuster arrives.

Where mold coverage exists it often has its own sub-limit, frequently well below the cost of a substantial job. Worth reading your policy before you need it.

Where it is worth spending more

Three places, and they are the ones people cut.

Containment and negative pressure. Non-negotiable on any job involving demolition.

Fixing the water source properly. A cheap patch on the leak makes the remediation temporary.

Independent clearance. It is the only evidence the work achieved anything, and it is what you hand a buyer when you sell.

Where you can reasonably save

Do the demolition-adjacent work yourself where it is genuinely outside the containment — moving contents, clearing access to a crawl space or attic, handling your own disposal of clean materials.

And take the honest answer when a contractor tells you a patch of surface growth on grout is a cleaning job. We would rather say that than sell containment for something you can handle on a Saturday.
