Mold inspection or mold testing: which do you actually need?

They are different things and they are sold as if they were the same. An inspection finds the problem and the water causing it. Testing produces a number. Most people who ask for testing need an inspection.

People call asking for a mold test. Often what they want is to know whether they have a problem, where it is, and what to do — and testing is a poor tool for two of those three.

What an inspection does

A licensed assessment is an investigation. It includes:

That produces an answer you can act on: this is what you have, this is where the water is coming from, this is what has to happen.

What testing does

Sampling produces laboratory data. Air samples give spore concentrations by genus; surface samples confirm whether a discoloration is fungal and what it is.

It answers narrower questions than people expect.

What it can tell you: whether airborne concentrations indoors differ from outdoors in a way that suggests an indoor source; whether water-damage indicator genera are present; whether a specific patch is mold or something else; and whether a remediation met its clearance criteria.

What it cannot tell you: where the growth is; how much there is; where the water is coming from; or whether it is affecting anyone's health.

Why a test alone can mislead you

Two failure modes, both common.

A clean result with a real problem. Growth inside a sealed wall cavity may release almost nothing into the room. An air sample taken in a quiet house can come back unremarkable while a wall is fully colonised. People take that result as an all-clear and stop looking.

An elevated result with no useful conclusion. Higher indoor counts tell you something is producing spores. They do not tell you where, how much, or what to do. Without a visual inspection and moisture readings you are left with a number and no plan.

And critically, there is no regulatory threshold for indoor spore concentrations anywhere in the United States. Any result presented as being over a limit is being presented dishonestly. Interpretation is comparative, against an outdoor control taken the same day, and a report without one is not interpretable.

When testing genuinely earns its cost

Clearance after remediation. Non-negotiable. It is the only evidence the work achieved anything, and it happens before the rebuild with the containment still standing.

Hidden growth you cannot locate. A persistent musty smell with nothing visible after a proper visual inspection. Cavity sampling — air drawn from inside a wall through a small hole — can confirm before you commit to opening it.

Documentation for somebody else. An insurance claim, a property transaction, a landlord and tenant dispute. Here the document is the deliverable, and it is worth buying.

Health concerns. Where a household member is symptomatic and a physician wants to know what is in the building.

Mapping extent in a large building. Sampling across zones helps establish how far something has spread.

When we tell people to skip it

Visible growth, known water source, obvious extent.

Testing confirms what you already know, delays the work by several days, and costs money that would be better spent on doing the removal properly and fixing the leak. We say this on the phone regularly and it costs us a sale each time.

The exception is the same one as always: if you need paperwork for a third party, buy the paperwork.

What to be wary of

Free testing bundled with a remediation quote. The person deciding how much work is needed should not be the person paid for the work. Above the licensing threshold in Texas that separation is required. Below it, it is still the right principle.

DIY settle plates. The petri dish left open on a counter. Something always grows, because there are always spores in indoor air. There is no volume measurement, so no concentration can be calculated, and no comparison to outdoors is possible. They generate anxiety rather than information.

A report with no outdoor control. Ask why one was not taken, because without it the numbers cannot be read.

Species used as a sales lever. Identification rarely changes the remediation. The standard has no separate procedure for any particular organism.

How to read a lab report you have been handed

If you already have one, four things tell you whether it is worth anything.

Is there an outdoor control, taken the same day? Without it the indoor numbers cannot be interpreted at all. This is the first thing to check and the most common thing missing.

How do indoor counts compare to outdoor, genus by genus? Air generally moves from outside in, so a genus present at higher concentration indoors than outdoors suggests something indoors is producing it. Similar levels indoors and out is what a building without a problem looks like.

Are the water-damage indicators present? Stachybotrys, Chaetomium and Fusarium require sustained wetting, aerosolise poorly, and are uncommon in outdoor air here. Finding them indoors is meaningful even when the total count looks unremarkable — it matters more than the headline number.

What were the sampling conditions? Spore release is episodic. A sample taken in a sealed, undisturbed room reads low; the same room sampled after the air has been agitated reads very differently. A report that does not say how it was taken is hard to weigh.

The sequence that makes sense

  1. Look first. Yourself, using the checks on our page about signs of hidden mold.
  2. Get an inspection if there is a smell with nothing visible, if a stain recurs, or if you cannot find the water.
  3. Sample only where the inspection justifies it — hidden growth, documentation, or a health question.
  4. Remediate to a written protocol.
  5. Test for clearance, independently, before anything is rebuilt.

Notice testing appears twice, and both times it is answering a specific question the inspection raised. That is the right relationship between the two.
