Central Texas plumbing is built around a climate that is hot for most of the year. Supply lines run through vented attics and exterior walls because for eleven months that is entirely sensible. Then a front comes through and it is not.
Why the calls come on the warm day
The physics is worth understanding because it explains the timing.
Water freezing in a pipe does not usually split it by expanding against the pipe wall. An ice plug forms, and the water trapped between that plug and a closed fixture has nowhere to go. Pressure builds in that segment until the pipe splits — often some distance from the frozen section.
Then nothing happens. The split is held closed by ice, and the line is blocked anyway.
When it thaws, the ice clears and a pressurised line starts discharging through the split. That is why call volume peaks on the day it warms up rather than on the coldest night, and it is why a house that seemed fine through the freeze can flood forty-eight hours later.
What that means for you
Do not assume you got through it. Check the house during the thaw, not just during the freeze. Look at ceilings, listen for running water with everything closed, and watch your meter.
Know where your main shutoff is before December. Confirm it turns. A seized valve discovered during a freeze event, when every plumber in town is booked for a week, is a very expensive discovery.
Be present or have somebody check. An unoccupied house during a thaw can run for days.
The capacity problem
This is the part people are unprepared for.
On an ordinary week, a burst pipe means a crew arrives the same day, extraction starts within hours, and drying is inside the window before growth establishes.
During a regional freeze event, every restoration company in the Brazos Valley is booked, equipment is deployed elsewhere, and plumbers are working through a queue. Waiting three or four days for a crew is realistic.
Three or four days is well past the 24 to 48 hour window. Which means a substantial share of freeze losses become mold jobs regardless of anyone's competence, simply because of arithmetic.
What to do while you wait
This is where you can genuinely change the outcome, and it matters more during a freeze event than at any other time.
- Water off at the main. Immediately, before anything else.
- Power off to any area where water has reached outlets or fixtures.
- Photograph everything before moving it, including the split pipe if you can see it. Keep the failed section if you can — it is evidence of a sudden failure rather than gradual seepage.
- Get standing water out by any mechanical means. Wet vacuum, mop, buckets. Every gallon removed physically is a gallon nobody has to evaporate later.
- Take up wet carpet and pad and get them outside. Pad holds an enormous volume of water and is rarely salvageable anyway.
- Lift furniture onto blocks or foil so stains do not transfer.
- Move air. Every fan you own, aimed across surfaces rather than at them.
- Run heat and, once the weather turns, the air conditioning. Both help; the air conditioning dehumidifies as it cools.
- Do not open windows unless outdoor air is genuinely drier, which after a Texas cold front it briefly is, and shortly afterwards is not.
None of that dries the building. All of it slows the clock, and during a capacity crunch that is the difference between a dry-out and a remediation.
Ceilings after an attic line fails
The most common configuration in this region, and it has a specific hazard.
An attic supply line discharges onto the ceiling below. The drywall holds the weight for a while, sagging and then bulging, and eventually comes down all at once — several hundred pounds of saturated gypsum and soaked blown insulation.
Stay out from under a bulging ceiling. It is relieved deliberately, from the side, with the water directed into containment. And the wet insulation above always comes out, because it clumps, permanently loses its R-value, and holds moisture against the framing.
The insurance point that decides freeze claims
Texas policies generally cover burst pipes from freezing, conditional on the insured having taken reasonable care to maintain heat and protect the plumbing.
A property left unheated and unattended during a hard freeze can see a claim reduced or denied on that basis.
So document that the heat was on. Thermostat records, utility usage for the period, a neighbour who checked the house. It is a small thing and it decides large claims.
Preventing the next one
All of this is cheap and none of it is done in December.
- Insulate every accessible attic supply line, paying particular attention to runs near the eaves where attic temperature tracks outdoors most closely
- Insulate lines in exterior walls where accessible, on the warm side
- Fit foam covers on exterior hose bibbs and drain irrigation systems and backflow preventers
- Label the main shutoff and check annually that it turns
- During a hard freeze, open cabinet doors under sinks on exterior walls and let a fixture at the end of each run drip — moving water does not form a plug
- Never turn the heat off entirely when leaving a house empty in winter
- Consider a leak detection shutoff, which closes the supply automatically on abnormal flow
