How long before mold grows after water damage?

Roughly 24 to 48 hours, and in this climate closer to 24. That window is the difference between drying a building and remediating one, and almost everything about the cost is decided inside it.

This is the most consequential number in the whole trade, so it is worth understanding what it does and does not mean.

Where the number comes from

Fungal spores are present in essentially all indoor and outdoor air, all the time. They are not a contaminant that arrives with the water; they are already on every surface in your house.

What they lack is moisture. Give a spore sitting on drywall paper enough water and a reasonable temperature, and germination begins within about a day. Visible colonisation follows within two to three.

So the 24 to 48 hour window is not a countdown to spores arriving. It is a countdown on material that is already seeded becoming material that is actively growing.

Why Central Texas is at the fast end

Three local factors compress the timeline.

Temperature. Growth accelerates with warmth. An interior at 75 to 80°F is close to ideal, and after a water loss the air conditioning is often off — because the power was cut, because the system was affected, or because doors are open.

Ambient humidity. Wet material dries into the surrounding air, and here that air is already carrying a great deal of moisture. Drying is slower than it would be in a dry climate, so material stays wet longer.

Building materials. Paper-faced gypsum board is the standard wall finish and it is close to an ideal substrate: cellulose facing, porous core, and it holds water.

What changes the speed

Water category. Clean supply water gives you the full window. Contaminated water — a drain line, a sewage backup, floodwater — brings nutrients as well as moisture, and porous material is removed regardless because of the contamination rather than the growth.

Material. Drywall paper, carpet pad, cardboard and untreated timber are fast. Concrete, tile, glass and metal support very little on their own; growth on those is on the dust and residue sitting on them.

Air movement. Still air in a closed cavity is the worst case. It is why growth inside a wall gets going while the room surface looks fine.

Whether it is hidden. A wet carpet is visible and gets attention. A wet bottom plate behind intact drywall does not, and it is where most of the problem develops.

The first hours, in order

What you do before anyone arrives matters more than how fast they get there.

  1. Stop the water. Main shutoff, or the local valve if the source is a fixture.
  2. Kill power to affected areas if water has reached outlets, fixtures or the panel. Do not stand in water to do it.
  3. Photograph everything before you move anything. Your insurer will ask.
  4. Get standing water out. Wet vacuum, mop, buckets — anything mechanical. Every gallon removed physically is a gallon that does not have to be evaporated later.
  5. Lift and move contents up and out. Furniture legs on foil or blocks to stop stains transferring into carpet.
  6. Take up wet carpet and pad and get them outside. Pad holds an enormous amount of water and it is almost never salvageable.
  7. Move air. Every fan you own, aimed across wet surfaces rather than at them.
  8. Run the air conditioning if it is working. It dehumidifies as it cools, and here that is more useful than opening windows.

What not to do

Do not open the windows without thinking. For most of the year outdoor air here carries more moisture than the air you are trying to dry, and ventilating brings water in rather than removing it.

Do not use a household vacuum on standing water. Use a wet-rated machine, and never use any vacuum on water that came from a drain.

Do not start cutting drywall before the damage has been documented for the claim.

Do not assume a surface that feels dry is dry. Drywall surfaces dry before the core does, and framing behind them takes far longer than either.

What happens if you miss the window

Not a catastrophe, but a different job.

Before growth establishes, the work is extraction and drying. Materials are kept, disruption is limited, and there is no licensing question.

After it establishes, the work becomes remediation: containment, negative pressure with HEPA filtration, removal of colonised porous material past the visible boundary, cleaning of what remains, drying, and independent clearance before rebuild. Above 25 contiguous square feet, Texas licensing applies.

That is a substantially larger and more expensive job, and the difference was decided in the first day or two.

How you know when it is actually dry

The other half of the window, and the part that gets rushed.

Surfaces dry long before structures do. Drywall feels dry to the touch while its core is still wet, and the framing behind it is wetter than either. Carpet feels dry while the pad beneath holds water and the subfloor below that holds more.

So "it feels dry" is not a finding. What counts is a moisture content reading on each affected material, compared against an unaffected reference of the same material in the same building, holding steady over consecutive days.

That comparison matters because absolute numbers mean different things in different buildings. Fourteen percent in an old Bryan bungalow is not the same as fourteen percent in a house built last year.

Equipment comes out when the readings say so, and a contractor should show you the log rather than tell you it is finished. Closing a wall over framing that is still wet is how a job that was inside the window becomes a remediation three months later.

The case that catches people

Slow leaks do not have a window at all.

A shower valve weeping behind a wall, or a condensate line dripping into a ceiling, wets a little every day for months. There was never a moment when someone could have responded within 48 hours, because there was never a moment anyone knew.

By the time it shows on the finished surface, the growth behind it is well established. Which is why a stain that appears gradually, with no event attached to it, should be assumed to be older than it looks.
