Bedias is in the north of Grimes County, out toward the Walker County line and the edge of the piney woods. The area is wooded, crossed by creeks, and a good share of the buildings are used seasonally rather than lived in.
Recreational property
Hunting cabins, weekend places, and family camps have a moisture profile that has nothing to do with plumbing.
They are closed for weeks or months. They are unconditioned, or conditioned only when somebody is there. And in this climate, that combination alone is sufficient — interior humidity follows the outdoors, and outdoor humidity here supports growth on soft surfaces for most of the year.
What that looks like in practice: mattresses and bedding, upholstered furniture, curtains, stored clothing and gear, the inside of closets and cupboards, and the inside face of exterior walls. The owner arrives, finds it musty, opens up and wipes down, and returns two months later to the same thing.
What actually works on a seasonal building:
- A humidistat-controlled dehumidifier plumbed to a drain, running whether anyone is there or not. Cheaper to run than cooling an empty building
- Or the air conditioning left at a modest setting rather than off
- Bedding and soft goods stored in sealed containers rather than left made up
- Interior and closet doors left open so air moves
- Nothing damp left inside — towels, gear, boots
- Furniture kept off exterior walls
If a building has been closed for a season or more, have it looked at before you start clearing it. Moving furniture and opening cupboards without containment spreads established growth through the whole structure in an afternoon.
Wooded lots
Heavy tree cover is the reason people build here and it is hard on the buildings.
Permanent shade. A roof or wall under canopy may see no direct sun for months. It never dries between rain events, which is why exterior growth and the interior condensation behind it concentrate on the north and east elevations.
Leaf and needle litter. Gutters and valleys fill continuously rather than seasonally. A blocked valley backs water up under the shingle edge, and it is the most common roof-related cause we find in wooded areas.
Debris against the walls. Litter accumulating at the base of a building holds moisture against siding and the bottom of the wall assembly.
Limbs over the roof. Beyond the shade, they drop debris and hold humidity in the air immediately above the roof surface.
Thinning the canopy above the roof line does more for a building in the woods than anything that can be applied to it.
Creek-side property
Bedias Creek and its tributaries run through this area, and property near them has flood exposure.
The distinction that matters: water arriving from outside at ground level is a flood loss, and standard Texas homeowner policies exclude it. It requires a separate flood policy, and those carry a waiting period before they take effect. Rain entering through a storm-created opening in the roof is usually a different and covered matter.
Floodwater is also Category 3 — grossly contaminated — so carpet, pad, insulation and drywall below the wicking line come out and are disposed of rather than dried. See storm and flood damage cleanup.
Freeze exposure on empty buildings
A specific risk for property that stands unoccupied through winter.
Central Texas plumbing runs through unconditioned space because for most of the year it can. During a hard freeze, an unheated cabin with lines in an attic, a crawl space or an exposed run is close to certain to split something.
And then nobody is there. A supply line that fails on a Tuesday at an empty cabin runs until somebody visits — which on a seasonal property might be weeks. That is not a drying job by the time it is found.
The prevention is either winterising properly — water off at the main, system drained, fixtures blown out — or leaving heat on at a low setting with a leak detection shutoff installed. Half-measures produce the worst outcomes. See burst pipe cleanup.
Permanent housing in the area
Not everything here is recreational. The area has long-established housing that behaves like older rural stock anywhere in this region.
Pier and beam foundations with unlined crawl spaces on ground that stays damp under tree cover. Air conditioning retrofitted into houses built before it existed, with ductwork run through those crawl spaces and sweating through the summer. Insulation added at some point to walls that were built to dry outward, now holding moisture against the sheathing. Additions and closed-in porches where the roof junction was never properly detailed and water gets in at the transition.
The diagnosis runs differently depending on which kind of building we are called to, which is why the first question is always how the property is used. On a permanently occupied house we are looking for a water source. On a seasonal one, more often than not there is no water source at all.
Septic and well
Universal out here. Drain fields on wooded ground with heavy soil saturate after prolonged wet weather, and the system backs up indoors or surfaces outside. Cleanup is Category 3 work — see sewage cleanup.
Well houses and pump enclosures are small closed structures with plumbing inside that nobody opens from one year to the next. A slow weep runs indefinitely.

My cabin smells musty every time I arrive.
Humidity in a closed unconditioned building, not a leak. It is the standard finding on seasonal property in this climate.
Is a dehumidifier cheaper than running the AC?
Usually, and it targets the actual problem. Either is far cheaper than remediation and replacing soft furnishings.
Should I winterise or leave the heat on?
Either done properly. Winterising means water off, system drained and fixtures blown out. Leaving heat on means a low setting plus, ideally, a leak detection shutoff. Half of one and half of the other is the worst option.
My roof is always damp on the north side.
Shade under canopy. Thinning limbs above the roof line helps more than anything applied to the surface.
Is creek flooding covered by my policy?
No. Water arriving from outside at ground level needs a separate flood policy, with a waiting period before it takes effect.
