Anderson is the seat of Grimes County, a small town on the road between Navasota and Huntsville, with a nineteenth century core and surrounding countryside of pasture and timber.
Most of what we do here involves buildings older than anything in Bryan-College Station.
Why old buildings need a different approach
Standard remediation practice leans toward removing porous material. It is fast, it is certain, and the material is cheap to replace.
On a building where the material is irreplaceable, that calculation inverts. Lime plaster on riven lath, old-growth heart pine flooring, hand-planed millwork, and shiplap sheathing are all things a contractor can demolish in an afternoon and nobody can put back.
So the approach here is: remove less, dry longer, monitor more.
That means more days of controlled drying, moisture readings taken more often and at more points, and a willingness to spend a week on something a modern house would resolve in three days.
What old assemblies actually do
Lime plaster tolerates moisture far better than gypsum board. It is vapour-open, it does not have a paper facing to feed growth, and it can frequently be dried and kept where drywall would be cut out. Where growth is on the surface rather than through the assembly, it often cleans.
Solid masonry walls with no cavity conduct moisture from outside to inside. Where a later stud wall and drywall was built tight against that masonry with no gap, the back of the drywall stays permanently damp and nothing shows on the finished face until the paint lifts. This is the single most common finding in converted historic commercial buildings.
Board sheathing and shiplap dries far more readily than plywood or OSB, provided air can get to it.
Walls designed to dry in both directions. Adding insulation and a vapour barrier to such a wall stops it doing what it was built to do. A great deal of the growth we find in old houses was created by a well-intentioned energy retrofit.
Foundations
Pier and beam, universally, and often with very low clearance and uneven ground beneath.
The crawl space under an old house here is usually unlined, sometimes barely accessible, and vented in a climate where venting delivers humidity rather than removing it. Warm humid summer air enters, meets cool joists and subfloor, and condenses.

Where the wood has gone beyond surface growth into decay, that is a structural repair rather than a cleaning job, and on a historic building the repair should be in kind. Sistering a modern joist alongside a hand-hewn one is sometimes the right answer and sometimes not.
Hazardous materials
Buildings of this age carry materials that modern ones do not, and discovering them mid-demolition is the worst way to find out.
Lead paint is likely in anything painted before 1978. Disturbing it releases dust, and the work is governed by its own rules.
Asbestos in later additions and renovations — textured ceiling material, some floor tile and adhesives, pipe insulation. Abatement is separately licensed in Texas.
Where we expect to disturb either, we test first. It adds a few days and it prevents a considerably worse problem.
Historic commercial buildings
The commercial fabric here has the pattern common to small-town Texas: masonry party walls, low-slope roofs, and interiors fitted out repeatedly over a century and a half.
Water gets in at parapets and at roof drains blocked with debris, and it spreads across the top of the deck before finding a way through, so the interior evidence appears well away from the entry point. Later partitions built against damp masonry hold moisture on their back face indefinitely.

Rural property and long-empty houses
Outside the town, Grimes County is pasture, timber and small acreages, and a good deal of the housing stands empty for long stretches — inherited property, family places used occasionally, houses waiting on a sale.
Those buildings grow mold without anything leaking. A closed structure in this climate with no air conditioning holds interior humidity that follows the outdoors, and that alone supports growth on furniture, in closets, on stored clothing and on the inside face of exterior walls. On an old house with no air sealing, the interior tracks the outdoors even more closely than a modern one would.
If a property has been shut up for a season or more, have it assessed before anyone starts clearing it out. Opening cupboards and moving furniture without containment distributes established growth through the whole building in an afternoon, and turns a manageable job into a house-wide one.
Septic is the other rural constant here. Drain fields saturate after prolonged wet weather and the system backs up indoors or surfaces in the yard — Category 3 cleanup, covered on sewage cleanup, with the repair being a septic contractor's work.
Selling or restoring
Texas requires sellers to disclose known mold damage, and buyers of historic property inspect carefully.
A documented remediation with a clearance report — and, where the work was licensed, the Texas Certificate of Mold Damage Remediation — is far stronger in that conversation than an undocumented cleanup. On a property whose value is in its original fabric, evidence that the fabric was preserved rather than stripped matters as much as the certificate itself.

Common questions
Does the original plaster have to come out?
Frequently not. Plaster tolerates moisture far better than drywall and is effectively irreplaceable. It is worth several extra days of drying to keep it.
Should I insulate my old walls?
Only with advice. A wall built to dry in both directions can trap moisture once it is filled, and that creates the problem you were trying to solve.
Do you test for lead and asbestos?
Where we expect to disturb materials likely to contain them, yes, before demolition rather than during it. Abatement is separately licensed work.
Do you come out to Grimes County?

My historic building has damp on an interior wall with no plumbing.
Usually a later stud wall built tight against solid masonry, with moisture moving through the wall and sitting on the back of the drywall. Very common and invisible until it is opened.
